St. Spas Balneological Centre, Velingrad
The St. Spas Balneological Centre is located in the periphery of Velingrad, in the Chepino neighbourhood on the Chepinska River, close to Radonova Banya, the biggest mineral water spring, and 700 m away from the Kleptuza nature reserve. This earthly corner, blessed with healing properties, has been well-known since ancient times. Roman and Turkish baths were built there and later on it was described by Aleko Konstantinov and Ivan Vazov in their travel notes. It is a source of good health and longevity: the Ascension of our Lord has been celebrated in the area to this very day – it is the Day of St. Spas, who, according to the Christian religion is a healer and protector against misfortunes and calamities. The St. Spas Balneological Centre offers you the extraordinary therapeutical power of the mineral water, the present-day achievements of balneology, as well as the knowledge of highly qualified specialists in this medical field. The healing properties of the mineral water and the clean natural environment will help one recover completely from the city stress and improve their body health. You will have at your disposal physicians: balneologists, kinesitherapists, tourist guides, skiing and water sports instructors, mountain guides, master chefs skilled in the traditional cuisine of the Rhodope area, hunting, fishing and caving instructors.
Entertainment
You can avail yourself of all the sports, recovery and recreation facilities offered to you by the therapeutic and remedial centre: swimming pools, sauna, fitness centre, outdoor jakuzzi. Two restaurants, a coffee-bar and a tennis court are also at your disposal. At the house of artistic crafts you can learn and practice making woven materials from the Rhodope area, braids, national costumes, embroidery, knitting, artistic processing of wood and ceramics. A greenhouse and a Balkan trout breeding-pond are also part of the centre.
Active recreation, sports and tourism
Entertaining and recreational events are organized in the bosom of nature for the residents and guests of the facility. They are offered a whole range of tourist services, such as:
• mountain tourism, including: historical cognitive tourism, water sports, skiing, ecotourism, caving, hunting and fishing;
• entertainment tourism, including: celebration of national red letter days and partying, weekend tourism, visiting of traditional Bulgarian places to taste national wines and dishes;
• organized tourism, including: specialist health programmes; training of stortsmen, organization and holding of seminars, conferences and other conventions.

The mineral water in the facility comes from the Radonova Banya spring. It is of a silicon-fluorine-hydrocarbonate-sulphate type and its temperature is 42°С. Spa physicians at the St. Spas Balneological Centre will develop an individual programme for you, which can include: water procedures, mineral water drinking, physiotherapy, inhalation therapy, climate therapy and rational nutrition. The following are applied: remedial and fitball gymnastics, preventive gymnastics, spinal gymnastics, electrogymnastics, bodybuilding by using special equipment, manual therapy, physiotherapy, laser therapy, MacKenzie therapy, lymph drainage, remedial manual massage, preventive massage, shiatsu massage, underwater jet massage, (tangentor), acupressure, auricular acupuncture, laser puncture, electric puncture therapy, moksa and cupping glass, thermal therapy, celutron, etc.
The following diseases are treated at the St. Spas Balneological Centre:
Inflammatory and degenerative diseases of the locomotor system: rheumatoid polyarthritis, diseases of the periarticular tissue and muscles, osteoarthrosis, arthrites and arthroses, post-operative treatment of the locomotor system. Diseases of the peripheral nervous system: radiculitis, plexitis, polyneuritis, neurofibromatosis, conditions after peripheral nerve injuries and traumas.
Diseases of the gastrointestinal tract: gastritis, stomach and duodenal ulcer, colitis.
The St. Spas Balneological Centre is designed in such a way as to offer year-round accommodation, spa treatment and active recreation. The facility is of a “closed” type – it is used exclusively by homeowners and guests. It is a four-star tourist site consisting of: a residential part, a therapeutic and diagnostic centre, entertainment facilities and service facilities.

Residential part
The building is a six-storey edifice with broken up under-roof space. Its architectural style couples the traditional Bulgarian mountain architecture with modern construction and design. High quality materials are used to bring in security, luxury and coziness. The building has a reinforced concrete structure; it is waterproof and thermally insulated, with PVC carpentry and 6 hydraulic lifts. The following premises are offered in the residential quarters: 118 apartments and 98 studios. They are inhabitable all year round, luxurious and fully completed on turn-key basis. All dwellings are supplied with mineral water; there is district and central heating with individual electricity and heat accounting. The apartments are spacious. They have separate terraces to the south, to the east and to the west. Each apartment consists of: a bedroom, a living-room with a kitchen, a bathroom and a lavatory, a corridor and a terrace.
The studios have separate terraces. Each studio is made up of a bedroom and a bathroom with a lavatory.
The bedrooms and living-rooms have satellite and internet connection, a fire warning system and telephones. The flooring is laminate parquet; there are solid MDF doors with natural veneer. The bathrooms are equipped with faience tiles and sanitary facilities, a tub, a telephone, a water-heater, and a separate air-vent. There is terracotta flooring. The corridors are equipped with terracotta flooring and a built-in wardrobe. The terraces are stone-faced and wood-paneled. Customers have their choice of furniture, and they are given preferential offers by the best Bulgarian and foreign companies.
Purchasing a dwelling at the St. Spas Centre
The purchase of a dwelling at the St. Spas Balneological Centre, Velingrad is a safe and guaranteed investment. The SIRONA International Association for Balneology and Tourism sees to the overall management of the Club. The apartment and studio owners are offered servicing and management of the property purchased by them. In the periods when the apartments are not used, they can be rented out for longer or shorter time spans as desired by the owner. Velingrad is highly attractive for the development of spa tourism in Bulgaria. It is expected that the prices of this type of property will go up by 100%, while the average occupation rate will be 80-90%. In this way the investment made by the owners can be repaid within several years.
The prices of the dwellings are differentiated on the basis of their position and floorage. Different plans for deferred payment of the purchased dwelling have been developed.
